Improper Installation Of Roofing Can Cost You More Money In The Long Run
Home inspection discovers shingle slippage due to improper installationGetting a new roof can be expensive. There are so many grades of shingles, different manufacturer's, different warranties, colors, and styles. You can buy the most expensive and best shingles out there, but if not installed properly, can end up wearing quickly and may even fall off, which can then cause damage to the interior of your home. If your going to install shingles yourself, it is important to follow the manufacturer's instructions. In the instructions they'll give you information on what is the proper nails to use, nail placement, use of felt and flashings, proper surfaces to nail to and so on. In the photo above, the nails were not properly placed and were countersunk into the asphalt shingles. This allowed this brand new roof to start coming loose and shingles started sliding down the roof. If your not comfortable installing roofing yourself, it's always recommended to find a quality contractor through your local home builders association or better business bureau.

Dangerous Electrical Practices Found During A Boardman Area Home Inspection
Dangers found during a Boardman Home InspectionIt's amazing, the things we find during a home inspection. Recently I was doing a home inspection in Boardman Ohio and found an exposed electrical line in one of the bedrooms along the floor. Taking a closer look I found that they had secured the wire with finish nails! I don't know how they didn't hit the hot wire in the romex as they pounded each nail in. There are right ways to do things and there are ways, I mean way wrong ways to do things. Always hire a professional when working with electricity, because trying to save a few bucks isn't worth your or your family's life.

Small Details Can Cost You Big Money
torn-pipe-flashing-found-during-youngstown-home-inspection.JPGOne of the more common issues I find during a home inspection is torn flashing around the pipes venting through the roof. When you look up at the roof, you'll typically see these white pipes sticking through the roof. These pipes are how your plumbing waste pipes breathe. As they punch through the roof covering, they need a flashing boot around them to keep water from running down the pipe and into the attic where moisture can cause damage to insulation and drywall, and can even cause mold growth to start. These should be checked yearly as the material can crack easily from the heat of summer and are usually not noticed until there is a problem. We routinely do roof inspections to protect our clients' investments, and we thoroughly look at each of the components, but there are a few ways to check yourself. One of the easiest ways is to grab a pair of binoculars and scan the roof. Look for missing, loose or torn shingles. As you come across the white pipes, the connection it makes with the black flashing will form a "V" shape that is clearly visible when it is torn (see photo). Always hire a professional to make repairs. These are the small details that will help protect your home from water intrusion and save you big money in the long run.

'Green' your indoor environment with these sunny-day upgrades

(ARA) - Bright sun and abundant green - is that what comes to mind when you think of summer? The season of sunny skies and green outdoors has arrived. Why not take advantage of warm weather sun to "green" your home with improvements that deliver environmental, economic, emotional and physical health benefits?

Solar power has been called the only truly clean energy because using it emits no greenhouse gases. Modern technology has made it easier than ever to harness the power of the sun for your home - and without the need for the big, unattractive solar panels that symbolized the solar power of bygone eras.

You can use the power of the sun to create a bright, welcoming environment in your home - and save on energy bills at the same time. By installing EnergyStar-qualified skylights, you can brighten your home with light from above, even on cloudy days when natural light can reduce your need for electric lights.

And on sunny days, advanced double-pane LoE3 insulated glass in the newest no-leak skylights reduces heat gain by 64 percent compared to ordinary glass and by 35 percent compared to earlier LoE2 glass, providing more daylight and better heat control for year-round comfort and energy savings. Enhance your skylights with blinds or shades for even more control of natural light entering your home. And the accessories, as well as the units themselves, can be operated by remote control.

Skylights can also provide passive ventilation for your home; other forms, such as exhaust fans, require electricity to vent stale inside air. The natural chimney effect of modern no-leak skylights vents volatile organic compounds (VOCs), humidity, odors and stale air from the home while allowing fresh air back in. On rainy days, an automatic sensor will close the venting skylight when the rain starts falling. These units also provide privacy, especially in baths and bedrooms.

You can even bring the power of the sun into rooms without direct roof access through sun tunnel tubular skylights. A new flat-glass style provides the advantages of a sun tunnel, but replaces the dome-like roof profile with a sleek, low-profile roof glass.

"Modern skylights can be installed in as little time as a day by a trained professional," says Ross Vandermark, national product manager of skylight manufacturer Velux. "Not only are they aesthetically pleasing, creating a natural light-filled environment, but they're also environmentally friendly in many ways. If you're having trouble envisioning a skylight in your home, the Velux Skylight Planner app can help you visualize how the improvement will look." You can download the free iPhone app from iTunes or the Android version from the Android Marketplace.

Energy-efficient water heating

Just as the sun warms a swimming pool in summer, you can draw on its power to heat water for your home use. Low-profile rooftop solar panels and the EnergyStar-qualified Velux solar water heating system use the sun's energy to heat water and help trim your water-heating bill.

Solar water heating also directly benefits the environment. A solar water heating system can help lower your family's carbon footprint by reducing power usage without any greenhouse gas emission. Using solar thermal power to heat water not only lowers the cost of heating water, it can also reduce the high nitrogen oxide and carbon monoxide emissions that frequent burner startups cause.
